One competence per trade, one responsibility per company

Tamias Group is a Luxembourg public limited company based in Kehlen, registered with the Luxembourg trade and companies register under number B155489. It is the parent company of the group: it holds the participations, coordinates the sectors and provides the shared resources, without carrying on any operating activity of its own.

What we do

A complete chain, from estate advice to financing

The group covers the four functions that a significant real estate decision calls for. Estate strategy sets the objective and the ownership structure. Engineering establishes technical feasibility and leads the works. The property trade executes the transaction, the management or the development. Financing arranges the funding. The market ordinarily keeps these four functions apart, and none of them answers for the whole. It is that gap the group was formed to close.

What sets us apart

Engineering competence is internal, not subcontracted

Fifteen years of conducting operations and some 220,000 square metres delivered underpin the technical competence of the group. Our engineers examine the file before the decision is taken, not after. That precedence allows us to establish the value of a property before it is marketed, the feasibility of a scheme before it is committed, and the real burden of a co-ownership before its mandate is taken on. It also grounds our financing decisions: the group finances only operations it would be capable of conducting itself.

Our origins

A builder's competence, redeployed

The group grew out of the conduct of construction operations. That execution activity has been discontinued, deliberately, and the corporate purpose of the companies concerned amended accordingly. The competence acquired has remained, and today forms the foundation of the four sectors: it is because we have built that we know how to value a property, assess a feasibility, follow a co-ownership and appraise a financing file. Withdrawing from execution is not a retreat; it is what makes our opinion usable by those who consult us.

Our governance rules

Three enforceable principles, applicable across all sectors

Independence of remuneration

No retrocession, no introduction commission and no benefit from any third party on the decisions recommended. Remuneration derives exclusively from the mandate entrusted or the service performed.

Separation of roles

Any involvement of one sector in a matter structured by another is the subject of a separate mandate, invoiced separately, disclosed to the client and agreed on market terms.

Refusal of overcapacity

The group declines mandates it is not in a position to follow over time. This principle protects first the clients already engaged.

Compliance

A professional obligation, assumed as such

The group's real estate and estate activities fall within the obliged entities subject to anti-money laundering and counter-terrorist financing legislation. Every entry into a relationship gives rise to identification of the client and, where applicable, of its beneficial owner, together with verification of the source of funds. These checks are not negotiable and condition the opening of the file. They apply equally, upstream, to our own counterparties.

Our locations

Luxembourg, Belgium, France

Each jurisdiction has its own rules of access to the regulated professions, its own licences and its own compulsory insurance. The group is therefore made up of one company per trade and per country, answering locally for its assignments, working to the same methods and the same contractual documents. No company operates outside the scope of its licences.
