A property is established before it is sold
The Real Estate sector brings together the property activities of the group: transaction, letting management, co-ownership management, property trading for own account and development. It holds the business licences required for the regulated activities and operates in Luxembourg and Belgium. It executes the decisions prepared by the estate sector and relies on the technical assessment carried out by Ingénieurs Conseils.

Five activities that hold together, practised to one standard
These activities are not service lines placed side by side. They inform one another. A property is better sold once its technical condition is established, a co-ownership is better administered once its works have been followed, a scheme is better developed once the real absorption rate of the local market is known. Each activity feeds the others with information.
That continuity is also our constraint. A property we have brought to market is one we must be able to answer for three years later, before the same client. This exposure over time determines how we assess value, how we select mandates and how we size our portfolios.
Transaction
A written assessment of value, reasoned and defensible
We do not accept a mandate at a price we would not be able to defend before a buyer. The valuation is delivered in writing, supported by comparable references and by the technical condition observed, and revised if market conditions change. A flattering price that immobilises a property for six months costs the seller more than a price established at the outset.
Before any marketing, an engineer of the group inspects the property: structure, damp, roofing, compliance, energy performance. These elements are provided to the buyer in advance, rather than discovered at the notary's office. This follows directly from the engineering competence sitting inside the group.

Property trading and development
For our own account and for third parties
The group acquires, upgrades and resells properties for its own account, and develops its own schemes. Each operation is carried by the company of the country in which it is located, with its own analytical accounts and dedicated funding. Project ownership is exercised by the group's Ingénieurs Conseils and the funding is arranged by the Finances sector, which allows decisions to be taken quickly and a programme to be held without depending on an outside arbitration at every stage.
We also conduct schemes on behalf of owners who hold land or a building to be repositioned, but have neither the time nor the organisation required to lead its development. The engagement covers commercial feasibility, definition of the programme, structuring of the operation, preparation of the permit applications, coordination of the parties involved and the marketing of the units. It takes the form of a written mandate, with remuneration agreed at the outset, or of a joint development where the owner wishes to remain associated with the outcome. In all cases the group carries out no construction works and receives no remuneration from any company involved in the operation.
Working with us
Shared mandates and introductions
We share mandates and accept introducers. A partner need not hold a business licence for real estate activities: the part of the work that requires it is carried by the sector, which holds it. The scope of the collaboration and the remuneration of the introduction are agreed in writing before the first joint meeting.
