Understanding our approach
Because every property and every owner has a unique story, we have gathered here the questions we are most frequently asked.
This page is not meant to oversimplify a complex subject, but to bring clarity, transparency and peace of mind through a structured, rigorous and independent approach.
These answers reflect the natural progression of a Tamias mission, from the very first contact to the long-term stewardship of your property.
1. How does an initial meeting work?
Our first exchange is simple, confidential and without any obligation. We take the time to understand your situation, your objectives and the actual condition of your property or the one you are considering. This conversation helps identify your real needs and clarify your priorities.
Our intervention is always relevant, regardless of your age, experience or the size of your project. What changes from one client to another is the way we tailor the support. Every mission is designed to fit your context, your objectives and your way of making decisions.
Nothing is standardised, everything is built around you.
2. How is a Real Estate Family Office different from an agency or a construction company?
We do not sell properties, negotiate transactions or carry out works with our own teams. Our role is strictly to represent the interests of the owner with complete independence.
We analyse buildings, structure portfolios, anticipate risks, coordinate stakeholders and ensure technical consistency throughout a project.
We have no commercial agenda and no financial interest in the recommendations we make. Our mission is to protect your property, maintain coherence and provide a long-term, neutral and technical perspective.
3. Who are your services intended for?
Our services are suitable for all owners: first-time buyers, established families, investors, expats, multi-property owners and entrepreneurs.
The value of our work does not depend on the size of your portfolio but on your need for clarity, structure and safety in your decisions.
Our approach is accessible without ever lowering the level of quality or rigour. We adapt our method to your situation, your rhythm and your objectives.
4. Do you work with clients in France, Belgium, Luxembourg, Germany or the Netherlands?
Yes.
We naturally operate across the Greater Region and neighbouring countries. We assist clients living in these regions as well as owners who have properties in multiple countries.
Regulatory and technical differences do not limit our work; our methodology adapts easily to local specificities. What matters most is protecting your property, ensuring the right decisions and maintaining coherence, regardless of where the building is located.
5. Is your intervention relevant even for small projects or limited budgets?
Absolutely.
The relevance of our work is not linked to the size of the project. Even modest projects can involve significant risks or decisions that affect long-term value. A small mistake in a small project can still have major consequences.
We adjust our support to your reality. When the project is limited, the mission is focused and proportionate. When the stakes are higher, we build a more comprehensive structure. The goal remains the same: helping you make the right decision with confidence and clarity.
6. Can I ask for your help only for a specific mission?
Yes.
Each division, Real Estate Family Office, Project Management, Construction, can be activated independently. Some clients call us for a technical analysis, others for project coordination or portfolio structuring.
There is no imposed path and no required bundle of services.
We intervene only where we are useful.
7. Can you intervene if I already have an architect or contractors?
Yes, and we do so regularly.
However, it is always preferable to involve us from the very beginning. Our work relies on structure, organisation and technical coherence, and these elements are most effective when established early.
When we join a project late, some external stakeholders may initially misunderstand our mission, imagining that we are there to supervise or control them. That is not the case. Our role is to protect the owner's interest and ensure the overall coherence of the project.
When we are involved from the start, responsibilities are clear and collaboration is smoother, healthier and more efficient for everyone.
8. Do I need a large property portfolio to work with you?
No.
Our approach is not reserved for large portfolios or wealthy families. A single property may need just as much care, especially when it represents a major personal investment.
We adapt our mission to your situation, whether it is your first purchase or an existing portfolio that requires clarity and structure.
9. Do you assist with first-time purchases or second homes?
Yes, very often.
Buying a first property or a secondary residence raises important technical questions: actual condition, risks, future costs, required works, long-term potential. Without independent guidance, these points are difficult to assess and can lead to costly mistakes.
We provide a clear and objective reading before any decision, helping you secure your investment and understand the implications.
10. Can you perform a technical due diligence before a purchase?
Yes.
This is one of our core services. We analyse the structure, envelope, energy performance, installations, compliance, risks, future costs and overall coherence of the building.
Our due diligence allows you to confirm or reconsider a purchase with full knowledge of the facts.
11. Do you carry out construction works with your own teams?
No, deliberately.
We do not have in-house workers so that we remain fully independent. This gives us complete freedom to select the most suitable specialists for each project and avoid internal constraints that might not align with your interests.
12. Do you handle small renovations as well?
Yes.
Even small improvements can have a major impact on the quality and durability of a property. We apply the same precision and technical rigour to light works as to large-scale transformations.
13. How do you select companies and technical partners?
We prioritise experienced specialists known for their reliability, consistency and technical expertise.
Every recommendation is based solely on quality and relevance, never on commercial relationships.
This ensures a neutral, objective and professional selection process.
14. Do you work with banks, notaries, architects and lawyers in different countries?
Yes.
We collaborate daily with institutional and technical partners across France, Belgium, Luxembourg, Germany and the Netherlands.
Our role is complementary, we bring a technical and patrimonial perspective that enhances their work and creates continuity throughout the project.
15. What happens if a technical issue appears during the project?
If a problem arises, we analyse it immediately, identify its cause and evaluate its impact. Our role is to bring clarity, structure and calm to situations that can otherwise lead to poor decisions.
Technical issues are a natural part of construction, what matters is responding with method and objectivity.
16. Do you follow projects until final handover?
Yes.
We ensure progress monitoring, quality control, compliance, adjustments and all final checks. Our involvement until the last day ensures that the owner receives a project delivered according to the commitments made.
17. Why is your approach safer than traditional methods?
Because it is based on independence, technical expertise and long-term thinking. We have no commercial interest in the choices made.
Every decision is assessed for coherence, durability and impact, which drastically reduces risk and protects value.
18. What makes your model different?
It brings together three rare dimensions: genuine technical insight, a long-term patrimonial approach and complete independence from commercial actors.
We do not sell solutions; we protect assets. This neutrality changes everything.
19. What is your long-term patrimonial vision for owners?
We view real estate as a long-term asset that must be protected, improved and passed on. A good decision today should still make sense decades from now.
Our mission is to make every property stable, coherent and capable of holding its value over time.
20. What does "Build, manage and preserve" mean?
It is the core philosophy of Tamias Group.
To build with rigour, manage with clarity and preserve with long-term vision. It means acting today to avoid tomorrow's problems and making decisions that strengthen the property over time.
